Ashcombe Vance House is a private property house. We represent fewer than thirty properties at a time across Manhattan, London, and Paris — and we accept assignments only after meeting the principals. Our clients do not search. They are introduced. The house earns its instructions one decision at a time.
Belgravia, London SW1.
A Grade I listed townhouse on the southern terrace of Eaton Square, restored across a seven-year programme by the present owners. Six floors, original Cubitt fenestration retained, mews to rear with three-car garaging and a self-contained two-bedroom apartment.
Provenance
Built 1828 under the Thomas Cubitt development of the southern terrace. Continuous private ownership since 1872. Listed Grade I in 1953 (Historic England entry 1066019). Original Cubitt fenestration and stucco proportions retained throughout the 2017–2024 restoration.
Restoration
Seven-year programme conducted by the present owners under English Heritage supervision. Roof, stucco, sash windows, and cornicing addressed in phase one (2017–2020). Interior joinery, plasterwork, principal staircase, and mews flat completed in phase two (2020–2024). Conservation reports available on application.
Comparables methodology
Pricing benchmarked against the last twelve Cubitt-period transactions on Eaton Square and Belgrave Square. Guide on application; the house does not publish on the open market and does not respond to portal-aggregator inquiries.

Introduction.
Representation begins with a meeting. We do not accept submissions through forms or third-party referrers. Most introductions are made by existing principals.

Survey.
We commission a survey of the property — structural, archival, market — before we agree to represent it. Properties that do not survive the survey are declined.

Discretion.
Representation is private by default. Marketing, when undertaken, is to a curated list of vetted principals. No public listing portals.

Closing.
Negotiations are conducted between principals' counsel. The house remains involved through completion and, when retained, through stewardship of the property afterwards.
